Stellendale 3

A need was identified for a private primary school in Stellendale Village and negotiations are underway with one of the established private school companies to develop a pre-primary and primary school to cater for pre-primary grades RR and R and primary grades 1 - 7. There is also a need for more retail facilities in the area.

The Visual team is currently busy with the planning and rezoning of the Stellendale 3 node into the following:

1. Private school – a site immediately adjacent to but part of the Stellendale precinct for a fully functional private school catering for about 350 primary school children: This will be the first secular private school within a ±15 kilometre radius in a part of Cape Town’s Northern Suburbs where many middle and upper middle income group families live. The quality of education in many of the public schools in these areas is known to not be of a high standard. The school site will be sold at a reduced price because a the presence of a good private school will greatly enhance and add value to Visual’s other projects in the area. A recent study found that ±18,000 households in the target area of Stellendale can afford to enroll at a private primary school; that there are no “open for the general public” (i.e. not catering for a specific Christian denomination) private schools in the area; and that the target area seems ready for such a private school.

2. Stellendale Three Residential – the development of approximately 200 high-density homes and apartments, inside Stellendale Village.

3. Saxdownes Junction – the development of a local shopping centre adjacent to Stellendale.

These three Stellendale 3 facilities will ensure that all the communities in the larger Stellendale area are better served and that Visual will gain more and better development opportunities on its land.
