Stellendale Village, Kuilsrivier, Cape Town


Stellendale Village is situated in Kuils River in the Northern Suburbs of Cape Town. It consists of ±2,000 residential units and suites, of which ±440 have been built and sold. Residences in the latest phase of two and three bed-room apartments are selling for prices ranging from R430,000 to R650,000.


The estate has been designed to offer a unique lifestyle; and it has a well-developed security system, comprising a fully walled perimeter with electric fencing and a permanently manned entrance point. In 2007 Stellendale received the Southern African Housing Foundation award: “In recognition for assembling a top class development team who have collectively conceptualized and implemented the development of an innovative, high quality yet affordable security village development”.


In 2008 Visual entered into a joint development agreement with the Department of Local Government and Housing of the Western Cape Provincial Government. The department made a portion of state land, immediately adjacent to Stellendale Village, available for incorporation into Stellendale. In terms of this agreement, Visual commenced with and will continue to build 140 residences at subsidised prices, spread throughout Stellendale Village, and which are similar to the other homes and apartments. Visual sells these residences to qualifying buyers at discounted prices, incorporating a discount of ±R70,000 per residence. These discounts represent the price of the land; and the department therefore provides these discounts to the qualifying buyers. By spreading these residences throughout Stellendale Village, Visual is promoting an integrated society and providing real social upliftment.


Visual entered into a joint venture agreement in 2011 for the development of a component of Stellendale (i.e. Stellendale 2) with an USA fund, the South African Workforce Housing Fund – managed by International Housing Solutions (www.intlhousingsolutions.com). In terms thereof ±600 residential units will be built in Stellendale during the next ±4 years, with the development of more than 100 of these completed.


An active homeowners association, a competent and experienced managing agent, an enforceable constitution, a rigid set of conduct rules and comprehensive architectural guidelines ensure a well maintained, well managed, secure, pleasant, rewarding and sustainable environment for everyone at Stellendale Village. House and apartment rentals vary between R3,700 and R5,500 per month, providing a 6 - 8 percent initial yield to investors; and generally there is a waiting list of potential tenants.
